**Job Description**:
One of our Global Clients is securing a new plot and requires T&T to start up the project, not only the technical specifics of the project but also interacting with local entities, lawyers, government permits specialists, etc. This is the opening of this Client's DC operations on a new Country in Latin America

Hyperscale DC projects are complex Civil, Electromechanical, industrial projects that include big mechanical and Electrical plants and other support buildings such as corporate offices and warehouses.

The challenge will be of Leading a multi-functional Project Controls team, working collaboratively with the clients Project Manager and supply chain to provide a realistic baseline and embed effective controls to monitor progress, manage issues and mitigate slippage to drive delivery and enable successful project outcomes.

**Key Accountabilities**

Change Management:

- Lead effort of anticipating changes with Trend identification, analysis and mitigation actions.
- Champion this concept throughout the team and keep strict control over budget and contract trends.
- Liaise with owners team and general contractor’s cost controller to set up Change log and process;
- Maintain the Change Order log;
- Review changes with on site project manager and/or owner’s representative;
- Assess requirements for Contractor review - Full or Basic and allocate to remote resource if required (refer to Matrix for thresholds);
- Categorize reason for change with on site project manager and/or owner’s representative;
- Determine funding source allocation;
- Prepare and chair review meetings with Client and with general contractor;
- Maintain and update Marcus project forecast sheet.
- Update project controls data center capital cost benchmarks;

Contract Administration:

- Liaise with Contractors for selection to clarify scope and expectations to enable quotations.
- Review quotations and commercial terms and conditions.
- Complete cost analysis, issue comments to refine contract, enabling contractor selection.
- Liaise with Contract manager to produce constant cost estimates for contract deviations, backcharges, additionals, negotiations
- Review SOW with on site project manager.
- Attend weekly review meeting with general contractor and project manager;
- Upload to PIMMS.
- Update benchmarks.

Cost Control:

- SOW negotiations and reviews._
- Report/Review/Monitor/Meet_
- To Set up and Maintain internal cost tracking.
- Responsible for presenting to the client all budget transfers and contingency usage.
- Attend risk meetings.
- Contract administration (retention, T&Cs, insurance, allowances, contingency, incentives)

Schedule Reporting:

- To Chair Progress meetings with Contractor and with Client
- Responsible for presenting project progress deviations and its mitigation plans
- Accountable for Updating Masterschedule data related information with Design, Procurement And Construction groups (bi-weekly)

On Site Records and Document Control:

- Use standard templates and Google Drive filing structure

Schedule of Values (“SOV”):

- Accountable for Integrate the estimate and schedule review when agreeing SOV;
- Chair monthly Payapp sync with general contractor and owner’s representative;
- Validate the schedule in the field (actual v. forecast)
- Check weekly reports
- Close out monthly comments
- Identify potential ways to optimize logic and durations
- Reconcile cost and schedule performance

Project Close Out:

- Create As-Built cost estimate record;
- Ensure all benchmarks are complete;
- Feedback for owner benchmarking.

Scheduling:

- Complete site walks and validate the general contractor's status. Coordinate any reconciliation effort that may be required.
- Monitor milestones and critical activities.
- Obtain and review general contractor's monthly/ weekly reports, safety information and equipment log. Confirm the general contractor's schedule accurately reflects these reports.
- Review the schedule for general contractor compliance with CPM specification.
- Validate general contractor schedule data complies with Client’s
